Privacy Policy

JamesBlackwell.com is the personal and professional hub site of James Blackwell — a licensed Maryland real estate broker (MD Broker #6215) and Broker-Owner of Blackwell Real Estate in Annapolis, Maryland. This policy explains what information this site handles, what it doesn’t, and the choices you have. The short version: the personal information you actively give this site comes only through the contact form, it goes to me, and it is never sold. Like most business sites, this site may also use cookies to understand site usage and measure advertising, as described below.

What this site collects

  • Information you provide — if you use the contact form: your first and last name, email address, phone number (optional), the topic you select, and your message. That’s it. There are no accounts, no newsletter sign-up, and no payment processing on this site.
  • Information collected automatically — this site may use cookies and similar technologies for analytics and advertising measurement. These can record things like the pages you visit, your approximate location, your device and browser type, and how you arrived at the site (for example, from one of our ads). The hosting platform (Vercel) may also keep standard server logs — such as IP address, pages requested, and browser type — for security and operations, as any web host does.

How it’s used

Your contact form message is used for one thing: so I can read it and respond to you. If your inquiry is about services one of my companies provides — for example, buying or selling through Blackwell Real Estate, title work through Ally Title, or agent matching through GreatAgents.Net — I may follow up through that company. You will not be added to a marketing list by contacting me here.

Analytics and advertising measurement

We use, or may use, Google Analytics, Google Ads, and Meta (Facebook) measurement tools to understand site usage and measure advertising for the ventures featured on this site. Not all of these tools are active at all times. If you arrive from an ad and submit the contact form, a one-way hashed (unreadable) version of your email and phone number may be shared with Google solely to confirm the ad led to your inquiry (“enhanced conversions”); these partners cannot read the hash back to your contact details and cannot contact you.

Service providers and third parties

  • Web3Forms — delivers contact form submissions to my email. Your submission passes through their service solely for that delivery.
  • Vercel — hosts the site and may process standard server logs as described above.
  • Google Fonts — the site’s typefaces load from Google’s servers, so your browser sends Google a standard font request (which includes your IP address and browser type). See Google’s privacy policy.
  • Google Analytics, Google Ads, and Meta (Facebook) — analytics and advertising measurement, as described above, under Google’s privacy policy and Meta’s privacy policy.
  • YouTube — some blog posts embed YouTube videos. If you view or play an embedded video, YouTube (Google) may set cookies and collect data under its own policies.
  • Legal requirements — information may be disclosed if required by law, subpoena, or to protect legal rights.

I do not sell your personal information, and it has not been sold in the preceding 12 months. Any sharing with the measurement partners above is limited to the analytics and advertising-measurement purposes described in this policy.

Cookies and your choices

You can accept, block, or delete cookies at any time through your browser settings. To manage how Google uses data for advertising, visit adssettings.google.com; to opt out of Google Analytics across the web, install the Google Analytics opt-out browser add-on. You can manage Meta’s advertising preferences in your Facebook ad settings. Embedded YouTube videos on blog pages may also set cookies under Google’s own policies, and the light/dark theme toggle works in your browser and stores nothing. Whatever you choose, the contact form works the same either way.

Retention and security

I keep contact form messages as long as needed to respond and to meet any business record-keeping obligations that apply, then delete them. Reasonable administrative and technical safeguards are used; no internet transmission is 100% secure.

Your rights (including California residents)

You may request access to, correction of, or deletion of the personal information you’ve submitted through this site by emailing JBlackwell@bremove.com. Verified requests will be honored within the timeframes required by applicable law, and you will never be treated differently for exercising these rights.

Children

This site is written for adults interested in real estate and business. It does not knowingly collect information from anyone under 18.

Changes and contact
