One aspect of home staging that I find many listing agents and sellers overlook is the impact that a dirty roof has on the initial impression of a home.
Take this listing for example.
I took this listing over from an experienced agent, after 237 days on market (I got it under contract in 19.) The picture on the left is from her marketing material, and the picture on the right is from mine.
This home showed like a model inside, which you wouldn’t expect given the impression the dirty roof gave you from the outside, so I asked the sellers to get the roof washed and it had a dramatic effect on the curb appeal.
The cost of having a pressure washing company do this generally ranges from $300 to $600, and is definitely money well spent!
